About the Role

The AutoCAD Drafter & Pre-Construction Associate will play a critical technical role in preparing properties for redevelopment. You will create and update AutoCAD drawings, assist in horizontal development preparations (utilities, site conditions, lot lines, ROW considerations), and ensure all pre-construction documentation is complete and accurate.

This role is highly procedural and technical, with a day-to-day focus on consistent drafting, organizing property data, and ensuring all requirements from utilities to permitting prerequisites, are met before construction begins.

Key Responsibilities

AutoCAD & Drafting (Primary Focus)

  • Create, update, and maintain AutoCAD drawings for site plans, utility layouts, and residential architectural details.
  • Draft existing conditions for properties, including lot dimensions, setbacks, terrain notes, ROW conditions, and easements.
  • Produce clean, organized layers and drawing files aligned with Parity's CAD standards.
  • Generate drawing packages required for permits, utility coordination, and construction kickoff.

Horizontal Development Support

  • Review and map utility locations, including water, sewer, gas, and electrical service availability.
  • Assist with documentation for utility cutoffs, meter installation, line reconnections, or relocations.
  • Support site pre-checks, including confirmation of alley access, roadway conditions, and utility right-of-way constraints.
  • Prepare documentation for demolition prep, utility disconnections, and property readiness.

Pre-Construction Administration

  • Follow detailed SOPs related to historic tax credits (CHAP), permitting prerequisites, and property compliance.
  • Assist with permit-related documentation, architectural file organization, application preparation and submission.
  • Manage and update property folders to ensure all required documents, drawings, and utility notes are complete before handoff to construction.
  • Review the property portfolio to identify missing pre-construction steps and flag items proactively.

SOP Creation & Process Improvement

  • Create, refine, and update Standard Operating Procedures (SOPs) related to drafting workflows, documentation processes, utility coordination, and pre-construction steps.
  • Identify inefficiencies in drafting, documentation, or data workflows and propose improvements.
  • Maintain version control and ensure SOPs are consistently applied across the team.

Qualifications

  • Strong proficiency in AutoCAD (required).
  • Experience drafting site plans, architectural drawings, or horizontal development layouts preferred.
  • Ability to follow technical standards, SOPs, and detailed workflows.
  • Excellent documentation accuracy and organizational habits.
  • Familiarity with construction, utilities, property development, or real estate workflows is a plus.
  • Strong written and verbal communication for coordinating with internal teams.
  • Proactive, meticulous, and highly trainable.
  • Ability to self-manage time, tasks, and priorities, consistently delivering high-quality work on schedule
